What a stay actually costs
The nightly rate moves with the season, so the calendar is the only honest place to quote it. Everything that does not move is on this page.
The nightly rate
There is no single number, and any site that gives you one is quoting a rate you will not pay. A week in October is not a week in February. Rates move with the season, the day of the week and how far ahead you book.
The honest answer is the calendar. Enter your dates and you get the whole number — nightly rate, cleaning, taxes, everything — before you commit to anything and before you type a card number. It takes about ten seconds.
What does not move is everything below.
The minimum stay is four nights
A house this size takes a full day to turn around properly, and four nights is the shortest stay that is worth the drive anyway. Most groups book a week. If your dates are unusual, ask us rather than assuming.
What gets added

Cleaning is $225. Three floors and three full bathrooms is a genuine turnover, and we would rather you saw the number here than met it at checkout.
Lodging taxes come to 12.75%. That is what Tennessee and Sevier County require. It is not ours and we do not mark it up.
That is the entire list.
What does not get added
No booking fee. No service fee. No resort fee. No linen fee. No pet fee, because there are no pets. And no extra-guest charge up to ten — two of you or ten of you, the nightly rate is the same.
Guests eleven and twelve add $50 per guest, per night. Those are the two on the sleeper sofa, and the charge covers the extra linen, water and wear rather than being a penalty. Twelve is the permitted maximum and it is not negotiable — it is written into the county permit.
When you pay
Half up front to confirm the dates. The balance is collected automatically thirty days before you arrive, on the card you booked with. You do not have to remember it and we do not have to chase it.
What you can pay with
A credit or debit card through the secure checkout is the simplest way. Your card number is typed straight into Stripe’s own field — it does not pass through this website and it is never stored by us.
We can also take a check. For a check the arrival date has to be at least fifteen days out. Anything paid by a method other than a card leaves the booking pending for fourteen days until the payment lands, and it cancels automatically if it does not.
